Every rental property with gas appliances must undergo an annual inspection carried out by a Gas Safe registered engineer. After this inspection, you must be issued with a Landlord Gas Safety Certificate, commonly called a CP12. This certificate confirms that boilers, cookers, fires, flues and pipework have been checked and are operating safely.
